Adoption Schedule:

March 1, 2010:  Planning and Zoning Board public hearing.

March 11, 2010: City Commission public hearing to approve the transmittal of the document to the Florida Department of Community Affairs for review.

Mid May 2010: Florida Department of Community Affairs issues Objections, Recommendations, and Comment Report.

May/June 2010: City amends the proposed comprehensive plan in response to the Objections, Recommendations, and Comment Report – if necessary.

June 2010: Planning and Zoning public hearing.

June 2010: City Commission public hearing and adoption.

Mid August: Florida Department of Community Affairs issues Notice of Intent.

Public hearings are scheduled for March 1st with the Planning & Zoning Board (LPA) and for March 11th with the City Commission.  The meetings start at 6:30 p.m.

State Road 50 Commercial Corridor Overlay

The City Commission has appointed the WSR50 Board to review Ordinance 03-30, West State Road 50 Overlay Commercial Development Standards, City Code Section 118-1400.  Workshops have been held and public input received.  The final report from the Board to the City Commission is scheduled to be complete by April 2010.

Development Review Committee (DRC)

The DRC is a designated group of City staff, reviews all new development to ensure proposals are compliant with City, County and State law.

Zoning

Properties within Winter Garden have various zoning categories:

  • Residential
  • Industrial
  • Commercial
  • Other

Zoning categories control permitted uses, heights of buildings, building setbacks from streets and other requirements. Department maintains a City-wide zoning map.

Comprehensive Planning

City plan for future growth must be consistent with State of Florida Growth Management laws and reflect the needs of the citizens it serves. Department coordinates all efforts to meet that end.

Redevelopment

The Winter Garden Community Redevelopment District has been in place since 1992. District overlays the historic downtown area, as well as areas east of Dillard Street to SR429. Purpose is to revitalize and encourage investment in target area.
